Frisco went from a small town to one of the fastest growing cities in the country in about two decades, and the housing stock tells that story plainly. Outside of the older blocks near downtown, most of what we walk into was built between the late 1990s and the 2010s in master planned communities — Starwood, Newman Village, Phillips Creek Ranch, Frisco Lakes and dozens of others, along with the newer construction that filled in around The Star and the PGA campus.
These are not old houses with mystery framing behind the walls. They are solid, well built homes with a very specific problem: the finishes are all roughly the same age, and that age is now about twenty years. The 2000s builder package shows up again and again — dark espresso or cherry cabinets, speckled granite, a corner garden tub with a small separate shower, builder grade lighting, and a kitchen that opens to the family room through a single wide doorway instead of a true open plan. Nothing is broken. It just reads as a different decade.
The one Frisco specific thing worth knowing before you start: most of these neighborhoods have an active HOA with architectural review. Interior kitchen and bathroom work almost never needs their sign off, but dumpster placement, portable toilets, work hours and where crews park often do. We handle that paperwork and the neighborly side of it up front, because the fastest way to make a six week remodel miserable is to start it by annoying the whole cul de sac.

The two most common Frisco calls are a kitchen update that brings a 2000s package into the present — lighter cabinets, quartz, better lighting, and usually widening or removing the wall between kitchen and family room — and a primary bathroom remodel that trades the corner garden tub nobody uses for a large walk in shower. That tub conversion is probably the single most requested bathroom job in this part of Collin County.
Because the underlying cabinet boxes in these homes are often perfectly sound, cabinet refacing is worth a serious look in Frisco before committing to a full tear out. It is a lower cost path to a completely different looking kitchen when the layout already works, which in a well planned 2000s floor plan it usually does.
